Our client is seeking a hardworking building mechanic to help service a client site in Santa Monica, CA. The ideal candidate comes from an HVAC service background and has some knowledge of BAS/BMS systems. General building maintenance, including plumbing and basic electrical work is highly preferred.
· Troubleshoot/repair/maintain and take corrective action for major malfunction and breakdowns of various operational systems (cooling towers, refrigeration, plumbing, electrical/lighting, network cable systems, AC systems, pumps, air handlers, fans, ducts, dampers, actuators, building automation control systems, control modules).
· Observe safe work methods and make appropriate use of related safety equipment.
· Repair/Lube or replace condensers, compressors, filters, pumps, valves, motors, bearings, belts and other parts.
· Recycle and charge refrigerants as required by EPA Standards. Report/Record leaks and refrigerants used to AQMD. Inspect and test refrigeration systems, safety devices and controls for efficiency of operation and compliance with safety practice and regulations.
· Perform welding and soldering as needed.
· Utilize work phone during working hours and after hours to address building issues and alarms. May require after hour work to respond to alarms or other building issues.
· Ability to read, interpret and redline blueprints, schematics, shop drawings and technical manuals.
· Establish a preventive maintenance schedule for air conditioning, kitchen equipment and refrigeration equipment.
· Logging of daily/weekly/monthly water treatment readings and other building systems information.
· Ability to communicate effectively and accurately using MS Word/ Excel/Outlook/Google.
· Observe operation of kitchen equipment and schedule maintenance/repairs as needed.
· Determine parts and equipment needed for maintenance/repair to ensure proper job estimates
· Be able to calibrate control modules and repair/replace control modules/thermostats/valves and other equipment.
· Prepare requisitions to order parts and supplies as needed.
· Oversee assigned helpers, maintain accurate record of inspections and work performed.
· Use online facility management (CMMS) software system to create, input, track repairs/PM services.
· Complete work orders accurately and timely.
· Adjust building HVAC systems using a computerized Building Automation System (BAS/ALC) or other building systems as assigned.
· Perform other related duties as required in order to ensure building maintenance.

· Plumbing & Cabling experience
· Journeyman HVAC certification
· 5+ years of HVAC maintenance experience
• Experience working with BAS/BMS controls systems
· Valid EPA certification
· High School diploma or equivalent
· Valid California driver's license and insurable driving record
· Ability to obtain Department of Defense, Department of Justice secret security clearance
