Job Summary

Directs the daily operations of a team or teams, including Exchange Officers, Exchange Assistants, and Sales Representatives facilitating 1031 tax deferred exchange transactions across a geographic area that can be local, regional, and national in scope. The role is multi-faceted with administrative, operational, and sales components, including the hiring, training, supervising, and developing of personnel who can work as a team and achieve business, professional, and personal development. As needed, an Exchange Manager will work directly with a wide range of people, which can include clients, tax advisors, title companies, escrow or settlement agents, real estate agents, and others. The ideal candidate will also ensure  compliance to established operating practices, staff training, preparation of related reports, and audits of current performance  in monitoring of operational efficiency.

Essential Functions

  • Oversees branch operation’s profitability and communicating and implementing the company’s goals and objectives. Monitors and reports on profitability for assigned geographic area(s). Interprets financial data and makes adjustments in order to effectively manage expenses and achieve profitability.
  • Manages a team or teams. Responsible for coaching, mentoring, hiring, and training of all branch exchange personnel. Delegates assignments, provides development opportunities. Manages workflow and resolves escalated issues.
  • Aligns branch goals with business unit goals. Provides input to Senior Management.
  • Develops new and repeat business through brokers, real estate agents, escrow and settlement offices, attorneys, and tax advisors.
  • Maintains existing client base and manages ongoing client and business relationships.
  • Works with internal and external customers to manage all aspects of 1031 exchange transactions.
  • Answers questions and provides guidance regarding services, policies or specific transactions.

Knowledge and Skills/Technology Used

  • Proficiency in 1031 exchange rules, including forward, reverse, and improvement exchanges
  • Proficient in computer skills
  • Strong capacity to communicate the company’s direction and set aligned goals.  Provides resources and creates systems to measure results.  Familiar with competitor, financial and industry dynamics.
  • Actively recruits, retains and develops talent and holds employees accountable for results. Leads change, manages conflict and fosters collaboration.
  • Drives and models customer loyalty, manages customer expectations, solicits customer feedback and ensures commitments are met.
  • Provides others with reliable information and delivers informative and persuasive presentations. Uses good listening skills and negotiates effectively.
  • Collaboratively engages with leaders to create, identify, and implement solutions to further effectiveness of the business.
  • Comfortable in speaking in front of groups of varying sizes.

Typical Education  

  • Bachelor’s degree or equivalent combination of education and experience

Typical Range of Experience  

  • 5-7 years of directly related 1031 exchange experience
  • 1-3 years demonstrated experience in a supervisory or management role
  • Demonstrated success establishing, leading and maintaining effective working relationships

The estimated salary range for this position is $108,000 annually. This position may be eligible for incentive pay.
